Spurs Home Inspection Services also offers several Specialized Inspections for Buyers of New Construction Properties.  Buyers should be able to expect that a Newly Constructed Home is 'Perfect'!  However years of experience has taught us this is not the case.  Although many New Home Builders are excellent, New Home Construction Companies are not all the same, nor are their subcontractors...the Plumbers, Roofers, and Electricians that Builders hire.  In order to protect yourself and your investment in your 'dream home', we highly recommend periodic Inspections throughout the Building Process.  Below are Inspections offered during different stages of the Construction:

Foundation Inspection:    Inspection of the Concrete Slab and/or Basement and the Foundations, plus Sewer and Underground Plumbing, if visible.  

Pre-Drywall or Framing Inspection:    Inspection after the Framing is complete.  The Roofing is placed on the Plywood/Tar Paper Roof Base for one month.  The weight of the Roofing will Settle the Framing, to help prevent stress cracks in the walls later.  During this period, before the Drywall is placed on the Interior Walls, the Inspector can check the Framing, plus the still exposed wiring and plumbing that will soon be invisible behind the Drywall.

Pre-Move-In Inspection:   Full Home Inspection, before you sign off on your Pre-Move-in Walkthrough.  Your New Home is now finished and ready for Move-in.  Before you and your family take up residence, the Inspector will check your entire Home, top to bottom (click on 'What's Included').  If there are any problem areas...whether it's poorly installed plumbing or wiring, a faulty A/C unit or Heater, a non-working appliance...these problems will be the responsibility of your Builder to fix, at no cost to you.  Then you can move in with confidence, knowing your New Home is the best it can be for your family.   

1-Year Warranty Inspection:  Also a Full Home Inspection which occurs when your home is nearly a Year Old, before you sign off on your 1-Year Warranty with your Builder.  We will inspect the entire home, top to bottom, checking for any problems which go back to the Construction of your home.  Any problems found would still be the responsibility of your Builder to fix, at no cost to you.  If we have performed a Pre-Move-In Inspection for you, you may not need the 1-Year Warranty Inspection.  Ask us if you have concerns. 

NOTE:  Although Home Builders might lead you to believe that they are financially responsible for your home for One Year, be aware that Arizona Registrar of Contractors Regulations state they are responsible for Two Years for most items.
