For a General Home Inspection: 

Our rates are based on the Square Footage of your home. Then we will add if there is a Pool and/or a Spa, if the home is 20 years old or more (older homes typically take much more time), and we will add if there are additional outbuildings, such as a Shop or Horse Barn, that need to be inspected.  Luxury homes with extra features, (over 3 bathrooms, outdoor kitchens, additional appliances, basements, etc.) will have an extra charge.

We spend as much time on your home as it requires to inspect thoroughly.  We inspect and report on over 350 items in each home.  We comply with the State of Arizona Standards of Professional Practice for Home Inspectors, as required by the Board of Technical Registration (BTR), the governing body over Arizona Home Inspectors, Engineers, Architects, Land Surveyors and other professionals.  Then we go a step further.

We inspect every visible item in your home.  Where state regulations require we inspect a 'sampling' of lights, switches, and plugs, we check every one.  We inspect Pools, Spas, and Outdoor Sprinkling systems, which are not required by the State. 

After the Inspection, we will conduct a Walk-Through with you.   We spend up to an additional hour with you, explaining everything we've found, things that need attention, as well as general information about the house.  We do our very best to give you what you pay for and deserve....the most thorough Inspection possible.
